Behavioural Evidence, Digital Bidding and Trust in Ireland’s Housing Market

Recent behavioural research examining Ireland’s housing transaction system provides important empirical insights for proptech innovators designing and deploying digital tools in the residential market. The findings are particularly relevant to questions of trust, user behaviour and the long-term adoption of online bidding and transaction platforms.

The study, based on a nationally representative mixed-methods sample of 800 adults, combined a simulated auction experiment with a detailed survey on transactional knowledge and stress. Participants engaged in property bidding under four different conditions: a non-bidding control, sealed bids, estate agent–led open bidding and online platform bidding. This design allows for direct comparison of behaviour across traditional and digital formats.

Digital openness and bidding behaviour

The experimental results show a clear behavioural pattern. Participants in open bidding environments, whether mediated by estate agents or digital platforms, bid significantly more than those in sealed bid scenarios or the control condition. In many cases, bids exceeded participants’ own pre-stated views of what represented a reasonable or affordable price.

This outcome is consistent with established behavioural dynamics, including competitive escalation and loss aversion, but the key finding for proptech is that digital delivery does not neutralise these effects. Online platforms reproduced the same upward pressure on bids as traditional open auctions.

For innovators positioning digital bidding as a mechanism to improve market efficiency or price outcomes, this evidence suggests a disconnect between user expectations and actual behavioural responses. While platforms may increase visibility and speed, openness alone does not appear to dampen price escalation.

User preferences versus observed outcomes

Survey responses indicate a strong stated preference among participants for online bidding platforms, alongside seller-provided surveys and legally binding contracts at the point of signing. Participants also expressed a belief that online bidding would be more likely than other systems to reduce house prices.

However, the experimental data does not support this belief. Instead, it suggests that open digital systems may unintentionally intensify competitive behaviours that drive prices beyond intended limits. This gap between perceived benefit and actual outcome is a critical trust issue for proptech adoption.

If users expect one outcome from digital systems and repeatedly experience another, confidence in both the technology and the wider transaction process is likely to erode over time.

Knowledge gaps and transactional stress

The research also highlights structural weaknesses in market comprehension. Survey data shows low levels of understanding of buyers’ and sellers’ rights and responsibilities, with widespread misconceptions about legal obligations and protections during transactions.

Transactional stress is common. Two-thirds of buyers reported experiencing at least one major stressor, rising to 84 per cent among those who purchased within the past three years. Half of all sellers reported similar experiences. Conveyancing delays and unexpected costs were the most frequently cited issues.

From a digital adoption perspective, this matters because technology is often introduced into an already stressful and poorly understood process. Without addressing underlying information gaps and procedural friction, digital tools risk being associated with stress amplification rather than stress reduction.

Implications for proptech design and adoption

The findings suggest that trust in digital property tools cannot be built on transparency alone. While users favour online systems in principle, behavioural evidence shows that system design choices materially influence decision-making, sometimes in ways that disadvantage users.

For proptech innovators, this points to several evidence-led considerations:

  1. Digital platforms should account for behavioural responses to open competition, not assume rational price-setting behaviour.
  2. Design features that slow escalation, reinforce budget boundaries or reduce ambiguity may be as important as visibility and speed.
  3. Clear, standardised guidance embedded within platforms could address documented knowledge gaps and reduce perceived risk.
  4. Integration with streamlined conveyancing processes may have greater trust benefits than bidding innovation alone

 

Trust as a condition for sustained adoption

The research underscores that adoption is not solely a function of usability or preference. Sustained trust depends on alignment between user expectations, behavioural outcomes and lived experience. Where digital systems intensify stress, confusion or financial regret, adoption may stall despite initial enthusiasm.

For Ireland’s proptech sector, the evidence reinforces the importance of behaviourally informed system design. Digital tools that demonstrably support better decision-making, reduce friction and improve comprehension are more likely to build durable trust and achieve long-term uptake in the housing market.
